West Coast: where we install
Wenner SmartSecure runs Tofino and Ucluelet installs out of the Boxwood Road Experience Centre in Nanaimo, with the team driving across the island for the critical project phases. The catchment we work in continuously:
- Tofino — Chesterman Beach, MacKenzie Beach, Cox Bay, Tofino Inlet. The bulk of our West Coast volume. Mix of significant oceanfront custom homes, surfer-rental properties, and short-term-rental vacation homes.
- Ucluelet — Ucluelet Harbour, Wickaninnish Bay, Salmon Beach. Quieter than Tofino but architecturally serious, with a growing waterfront residential cluster.
- Pacific Rim corridor — properties along the Highway 4 / Pacific Rim Highway between Tofino and Ucluelet.
What to install on a West Coast property
The standard SmartSecure residential install covers three categories. West Coast installs typically need substantial coverage in each because of the marine exposure and vacation-rental brief:
- Monitored alarm — door and window contacts, motion sensors, glass-break detectors for the very large glazed rooms typical of West Coast oceanfront architecture, smoke and CO. 24/7 monitored by a local Canadian ULC-listed station with alarm-to-call response in under 30 seconds.
- HD security cameras — outdoor cameras at every approach. Vacation-rental installs typically include a doorbell camera at the front, an arrival camera viewing the driveway, and sometimes an interior common-area camera for live-view checks.
- Access control — smart locks at every exterior door, keypad entry with rotating per-guest PINs on vacation-rental properties, fob readers where applicable.
Vacation rental management — the per-guest access brief
A meaningful share of Tofino installs are short-term-rental properties — managed by the owner directly or through a vacation-rental management company. The security brief is different from a primary residence:
- Rotating per-guest PINs — smart locks generate a unique PIN for each booking, valid only between check-in and check-out. No physical key handover, no risk of code reuse.
- Arrival notifications to the owner or property manager when the guest first enters
- Departure verification — alarm armed automatically after check-out window, with notification to the manager if the property hasn’t been re-secured
- Camera live-view of common areas and the property entrance for the manager — typically not interior bedrooms or bathrooms for privacy reasons
- Damage and incident review — continuous recording on the NVR for the period of each rental, available for review if a guest issue arises
- Environmental monitoring as priority — leak detection, freeze warnings on shoulder-season closures, smoke and CO monitored to dispatch level
Extreme marine exposure — the install spec is different here
Pacific storms drive salt-laden air, wind-blown sand, and saltwater spray onto every exterior surface, often year-round. The install spec on a West Coast property is meaningfully different from the rest of the Wenner catchment:
- Marine-grade exterior cameras with stainless or coated mounting hardware. Standard residential-grade cameras have a short service life on West Coast exposure.
- Cable and conduit selection — chemical-resistant jacketing, drain-loops at every conduit termination, regular service inspections built into the WennerCare cycle
- Camera placement — angled to minimise direct salt-spray exposure where possible, with regular cleaning schedule for the most exposed mounts
- Junction boxes and exterior controllers in marine-rated enclosures
- Standby power — Tofino’s BC Hydro grid is exposed to Pacific winter storms; outages of 24+ hours happen most winters. A Kohler standby generator is essentially standard scope on serious West Coast custom builds.
Storm-watching season — the off-season install brief
A meaningful share of Tofino vacation-rental owners use the property as their primary residence for part of the year and rent it during the storm-watching season (October through March) and summer peak. The security install brief reflects this:
- Two operating modes — owner-occupied and rental — managed via app preset
- Per-mode arm schedules and notification rules
- Camera privacy considerations when the property is owner-occupied vs rented
- Property-manager handoff at each transition
ULC monitoring + the BC insurance discount
All SmartSecure monitored alarms dispatch through a local Canadian ULC-listed station — alarm-to-call in under 30 seconds. Most BC home insurance providers require ULC monitoring for the alarm-discount premium; this is particularly important on vacation-rental properties where insurance carriers often require monitored alarm and 24/7 dispatch as a condition of coverage. Tofino and Ucluelet alarm permits
The District of Tofino and the District of Ucluelet each run their own bylaws on alarm-permit registration. Tofino-Ucluelet RCMP handles dispatch. Annual fees are modest; false-alarm penalties without a valid permit can be substantial. SmartSecure handles the right registration path at install handover. What it costs
- Residential alarm install: $1,500–$4,000 with installation included (often higher on serious oceanfront installs because of the marine-grade equipment)
- Monthly ULC monitoring: $30–$50
- 4-camera HD CCTV system: $2,500–$6,000 installed, $0 monthly with local storage (typically higher on vacation-rental properties where coverage scope is broader)
- Vacation-rental package — smart locks with rotating PINs, doorbell camera, environmental sensors — often bundled at $4,000–$8,000 installed
- Travel time across the island for the install is built into the project quote

Taking over an existing alarm
Already have a monitored alarm with ADT, Telus SmartHome Security, Vivint, Bell Smart Home, or another provider? SmartSecure can usually take over the system rather than replace it. We assess the equipment on a free site visit, swap the monitoring connection to our local ULC station, and either keep the existing keypad and sensors or recommend specific upgrades.
